    It all starts with a plan. Welty is your consultant on outlining a Master Plan. We start to determine your space requirements and other needs (and wants), along with building codes and other regulations, so that we can get a budget in place.

    Now, we're very serious about your budget. We get it locked in early, and it stays locked in. 100% of Welty's projects come within budget. And the process for ensuring that end result, starts right here at square one. We compare the Master Plan to the Budget, consulting with land use planners, market analysts, architects and engineers. If it's a feasible project, we can break it down into daily chunks to track our progress, and meet your goals.

  2. puzzle

    Selecting the Delivery Method means choosing how the various parties on your building team will work with each other — who has what responsibilities, and what process is followed. There are some exciting opportunities here for efficiencies and cost reduction.

    But no matter what delivery method you choose, the communication and focus among the team members is crucial. Welty excels at this. We'll make sure that each subcontractor knows not only his specific role, but also how it fits in to the "big picture." No one gets sidetracked, absorbed in his own little world; everyone is working toward the same goal.

    In the Design stage we fill in the blanks and firm up the outline we made in the Master Plan. Welty's value engineering is easily seen at this step. We work with the architect and scrutinize the drawings against the budget to identify value- and cost implications early.

    Nothing is left to chance. Constructability Reviews confirm that your facilities will be easy to maintain and energy-efficient. We're working backwards from your LEED® certification or other goals to minimize any uncertainty.

  4. calendar/pushpin

    Preconstruction is the phase in which every requirement has a schedule attached to it, and we solicit bids. Compared to most builders, we break down the project into finer elements. More bids = lower costs. And we further reduce costs and increase subcontractor loyalty by using local tradesmen whenever possible. They're putting their reputation on the line, just like Welty.

  5. on-site review

    Then actual construction begins. Our hard work in the planning stages gives you confidence and peace of mind while the building is going up.

    All during construction Welty is watching timelines, meeting, communicating, reporting, and streamlining. We proactively head off potential obstacles. When the occasional surprise does happen, the team makes sure it doesn't endanger the quality, the budget or the timeline.

  6. lobby

    Even the move-in carries Welty's signature touches of concentrated planning, and convenience. We'll keep your downtime to a minimum, and train your personnel on how to run the new building systems.

    But that's not the end of Welty's involvement. 9 months later we'll be back for another thorough inspection. And of course we're right here, enforcing warranties.
